    I've got no affiliation and get nothing out of it, but NASB has been drama free for me so far and my buddy who's a real estate attorney said the deal is solid.

    My VA loan is just over a year old and became eligible for an IRRL refinance.

    I'm looking at maximun 2.375. But, when all is said my finance guy expects 2.25. Before refinance I'm at like 4.5 or something.

    This may mean I can afford a reliable 2nd vehicle. More likely means my 30 year will be more like a 15 year when I make the same payment as before.

    We had a 5% mortgage when we went to contract in 2003. Prepaid it aggressively and were paid off in 9 years.

    Low mortgage rates are great, owning without any debt...is liberating.

    We carry no debt and I hope that will be the case through the day I breathe my last.
    There's nothing civil about this war.
