RFI - Buying or Building a home in upper SC?

I have a good friend looking at Fort Mill, Rock Hill, Lancaster, etc. His job will be in the Charlotte area but he and his family prefer to live in SC. Are there decent gated communities? They haven’t decided if they want to buy an existing home or build something. They do want a pool or the ability to put in a pool. No zero lot line homes and ideally lots that allow for a decent size yard.
